In Queensland, any building work valued over $3,300 (labour plus materials) must be carried out by a QBCC-licensed builder — and the licence class has to match the job. A 'Builder – Low Rise' licence covers houses, sheds and pools; 'Builder – Medium Rise' extends to taller Class 2–9 buildings; and 'Builder – Open' carries no height or class limit. Using an unlicensed builder is more than a technicality: only a licensed contractor can pay the premium into the Queensland Home Warranty Scheme, so unlicensed work leaves you with no cover for non-completion, defects or subsidence. Homeowners doing their own work above $11,000 need a QBCC owner-builder permit and get no warranty cover at all. Every builder listed here is checked against the official QBCC licensee register — not self-declared.
